Honorable Warren Petersen,

We continue writing to you every month because we don’t want to be forgotten – Senior Citizens living in Manufactured Home Parks (MHP), looking for rent stabilization for the land lot on which our homes sit.  

Hedge funds and large investment corporations have discovered this untapped market & are buying up MHPs as a wealth extraction scheme that exceeds ethical business practices.  Our Senior population, many of whom are US Veterans, cannot sustain increased rents that far exceed our annual Social Security Cost of Living Adjustment. This is a statewide issue!  Example, Coyote Trails in Yuma Arizona notified their residents of a 55% increase over 4 years, at 13.7% per year.  This is well beyond the 2.5% Social Security Cost of Living increase for 2025!  For many, Social Security is our only source of retirement income. 

The reality of egregious lot rent increases is crippling Seniors, forcing many to sell and move from what once was considered an affordable and safe home.  We don’t know where we can go. 

Rent Stabilization for Seniors living in manufactured homes will be good for the economy in Arizona.  Arizona is a business first state, understandably.  A strong economy is good for business and residents, allowing this state to flourish.  Through rent stabilization:

  • Manufactured Home Communities will grow in numbers as the “affordable living” choice
  • MH construction business will prosper because of a need for more homes
  • Smart legislation is good for MHP owners and residents alike, a win-win for the state.
  • It will help resolve the affordable housing crisis & protect Seniors and Veterans from homelessness.
  • Arizona should lead the nation in solutions for affordable housing and homelessness! 

We can do this together.  We are a grass roots organization that has been sending letters to you and others in the Arizona State Legislature every month this year.  We are ready to put forward a proposed Resolution for the State House and Senate to consider. This Resolution has had continued research, professional support, and HEART woven into its creation.

NOW IS THE TIME. The work to create a way forward with impartiality and equality is a MUST for all involved.

      Missed your earlier post; very sorry. You download the letter then edit addressing it to whichever legislator you want– then print, sign, and mail. Or you can come to one of the several letter signings and do it along with your neighbors.
